Rental Qualifications:
All applications are processed in accordance with Federal and California Fair Housing laws and our written screening policy. These criteria are applied uniformly to every applicant.
Application Process
Applications are processed in the order received once the following have been submitted:
- Completed application for all occupants 18 and over
- Government-issued ID
- Proof of income
- Application fee
- Any additional requested documentation
Incomplete applications will not be processed or held in line, including those waiting for another applicant (i.e., partner, roommate, etc.). They will get back in line when all who need to apply have applied.
Income Requirement
Combined gross monthly household income must be at least 2.5 to 3 times the monthly rent.
Proof of income may include recent pay stubs, bank statements, employment offer letters, tax returns, or verifiable third-party documentation.
All lawful sources of income are accepted, including housing vouchers and other types of assistance
Credit History
Credit reports are evaluated based on overall credit behavior, not solely a credit score.
Negative factors may include:
- Recent unpaid collections related to housing or utilities
- Open bankruptcies
- Outstanding landlord or utility debt
- Pattern of late payments
Medical debt and student loans are not primary factors in screening decisions.
Rental History
Applicants must demonstrate satisfactory rental or housing history, including:
- No evictions within the past 7 years
- No outstanding landlord debt
- History of on-time rent payments
- Positive landlord references when available
Criminal History Screening (California Compliant)
Criminal background checks are performed in compliance with California law.
We do not automatically deny applicants for criminal history. Each record is evaluated based on:
- Nature and severity of the offense
- Time elapsed since the offense
- Evidence of rehabilitation
Arrests without conviction are not considered.
Occupancy Standards
Occupancy guidelines are generally:
Two persons per bedroom plus one additional occupant, subject to the size and configuration of the unit.
Pets and Assistance Animals
Pets are subject to owner approval, pet screening, pet rent, and pet deposits where applicable.
Assistance animals (service animals and emotional support animals) are not considered pets and are not subject to pet fees, pet rent, or breed restrictions.
Reasonable accommodation requests for assistance animals may be submitted to our office with any required documentation.
Co-Signers / Guarantors
If an applicant does not independently meet the income or credit requirements, a qualified co-signer/guarantor may be required.
Co-signers must meet all screening criteria and sign the lease agreement.
“First Completed Application” Policy
Applications are processed in the order received once fully completed. The first application meeting all criteria will be approved.
We do not hold units without a completed and approved application.
No Exceptions Policy
To ensure equal treatment of all applicants and compliance with Fair Housing laws, our staff is not permitted to make exceptions to these criteria.
Denials and Adverse Action Notices
If an application is denied based on information obtained in a consumer report, applicants will receive an Adverse Action Notice as required by law.
Reasonable Accommodations
Applicants or residents with disabilities may request reasonable accommodation or modifications at any time by contacting our office.

Other Requirements
Tenants are required to maintain renter’s insurance throughout their tenancy, naming the owner and management company as additional interest. $100,000 minimum liability coverage
Market Listing Criteria:
Picture of something related to the property – the front of it, inside the property, the backyard, etc.
Rent amount (cannot be $0)
Clearly state additional monthly tenant charges (utilities, landscaping, pool services, etc.)
Only objective descriptors – nothing subjective, examples below
